Sekt\u00f6r temsilcileri ne diyor?"},"content":{"rendered":"<div class=\"media_block\"><\/div>\n<div><img decoding=\"async\" src=\"https:\/\/istanbulchannel.net\/wp-content\/uploads\/2021\/08\/kiralarda-fahis-artis-sikayeti-sektor-temsilcileri-ne-diyor.jpg\" class=\"ff-og-image-inserted\"><\/div>\n<p>Kentsel d\u00f6n\u00fc\u015f\u00fcmle ba\u015flayan, yeni tip koronavir\u00fcs (Kovid-19) salg\u0131n\u0131, \u00fcniversitelerin a\u00e7\u0131lmas\u0131, yabanc\u0131lar\u0131n T\u00fcrkiye&#8217;deki konut talebi ile fahi\u015f rakamlara ula\u015fan kira fiyatlar\u0131 t\u00fcketicinin cebini yak\u0131yor.<\/p>\n<p>\u0130stanbul Emlak\u00e7\u0131lar Odas\u0131 Ba\u015fkan\u0131 Nizameddin A\u015fa, yapt\u0131\u011f\u0131 a\u00e7\u0131klamada, \u015fu anda \u0130stanbul&#8217;da kiralarda ciddi art\u0131\u015f oldu\u011funu belirterek, art\u0131\u015f oranlar\u0131n\u0131n b\u00f6lgesel bazda de\u011fi\u015fti\u011fini ifade etti.<\/p>\n<p>A\u015fa, \u015funlar\u0131 kaydetti:<\/p>\n<p>&#8220;Anadolu Yakas\u0131&#8217;nda Kad\u0131k\u00f6y, Bostanc\u0131, G\u00f6ztepe gibi semtlerde y\u00fczde 50-60&#8217;lara varan, hatta daha fazla art\u0131\u015f var. 1-2 sene \u00f6nce 3 bin TL&#8217;ye buldu\u011funuz evi, \u015fu anda 4-5 bin TL&#8217;den a\u015fa\u011f\u0131 bulam\u0131yorsunuz. 3 art\u0131 1 evler zaten u\u00e7mu\u015f durumda, 7 bin TL, 8 bin TL, 10 bin TL diye gidiyor. Merkez il\u00e7eler bu art\u0131\u015ftan o b\u00f6lgelerdeki kadar etkilenmedi ama Avc\u0131lar&#8217;da 1.000 TL&#8217;lik ev, 2 bin 500 TL&#8217;ye \u00e7\u0131kt\u0131, Suadiye&#8217;de, Bostanc\u0131&#8217;da kiralar 4-5 bin TL&#8217;ye \u00e7\u0131kt\u0131 ki bu bahsetti\u011fim fiyatlar 2 art\u0131 1 evler i\u00e7in ge\u00e7erli. \u0130nsanlar ev bulmak i\u00e7in bu sefer yak\u0131n semtlere gitmeye ba\u015flad\u0131. Bu sefer o semtlerde de kiralar y\u00fckseldi. Salg\u0131n dolay\u0131s\u0131yla memleketine giden baz\u0131 aile ve \u00f6\u011frenciler d\u00f6n\u00fc\u015fe ba\u015flad\u0131. \u00dcniversite sonu\u00e7lar\u0131yla birlikte de bir talep olu\u015ftu. Yabanc\u0131lar geliyor, onlar da piyasay\u0131 y\u00fckseltti. Bunun yan\u0131 s\u0131ra \u015fu anda kirac\u0131y\u0131 \u00e7\u0131kar\u0131p daha y\u00fcksek fiyattan vermek isteyen baz\u0131 mal sahipleri var, b\u00f6yle bir haklar\u0131 yok.&#8221; diye konu\u015ftu.<\/p>\n<p>Kira zamm\u0131n\u0131n T\u00dcFE&#8217;den fazla olamayaca\u011f\u0131n\u0131 belirten A\u015fa, &#8220;En \u00fcst limit bu. Bunun \u00fcst\u00fcnde yapamazs\u0131n, alt\u0131nda yapabilirsin. Mevcut kirac\u0131lar\u0131n, t\u00fcketicilerin kar\u015f\u0131la\u015ft\u0131\u011f\u0131 en b\u00fcy\u00fck sorun bu. Piyasada herkes fiyatlar\u0131n artaca\u011f\u0131 beklentisine girdi. Yak\u0131n zamanda okullar a\u00e7\u0131l\u0131yor, \u00fcniversiteye yeni \u00f6\u011frenciler gelecek, tayinler var. Ev sahipleri, bunlar\u0131 da bahane yaparak kiralar\u0131 art\u0131r\u0131yorlar. Burada mutlaka bir denetime ve g\u00f6zetime ihtiya\u00e7 var.&#8221;<\/p>\n<p>Gelen g\u00f6\u00e7lerle birlikte konut talebinin artmas\u0131 sonucu mevcut konutlar\u0131n ihtiyaca yan\u0131t veremedi\u011fini, buradan kaynaklanan bir art\u0131\u015f oldu\u011funu aktaran K\u00fc\u00e7\u00fck, sebeplerin tamam\u0131 birle\u015fti\u011finde ciddi bir \u015fikayet yo\u011funlu\u011funun kendilerine geldi\u011fini s\u00f6yledi.<\/p>\n<p>\u0130letilen \u015fikayetlerle ilgili bilgi veren K\u00fc\u00e7\u00fck, &#8220;\u00d6ncelikle T\u00dcFE oran\u0131na asla uyulmuyor, mevcut kiralarda en az y\u00fczde 25-30&#8217;lara varan art\u0131\u015flar yap\u0131ld\u0131\u011f\u0131 s\u00f6yleniyor. Yeni kiralamalarda y\u00fczde 40-45&#8217;lere varan art\u0131\u015flar var. Burada t\u00fcketicilere \u00f6zellikle mevcut kiralar\u0131n\u0131 zaman\u0131nda \u00f6demeleri uyar\u0131s\u0131nda bulunmak istiyorum, ev sahibinin eline koz vermemek ad\u0131na bu \u00f6nemli.
