B\u00f6ylece, ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6neminde 3.259 TL olan T\u00fcrkiye geneli ortalama sat\u0131l\u0131k konut ilan m2 fiyat\u0131 Eyl\u00fcl\u2019de 4.637 TL&#8217;ye ula\u015ft\u0131. Sat\u0131l\u0131k ilan say\u0131s\u0131 \u0130stanbul&#8217;da y\u00fczde 1,4 (216 binden 219 bine), \u0130zmir&#8217;de y\u00fczde 1,8 (65 binden 66 bine) y\u00fckselirken, Ankara&#8217;da y\u00fczde 1,1 (77 binden 76 bine) geriledi. Sat\u0131lan konut say\u0131s\u0131 bir \u00f6nceki aya g\u00f6re \u0130stanbul&#8217;da y\u00fczde 14,8 (12.906\u2019dan 14.810\u2019a), Ankara&#8217;da y\u00fczde 2,8 (4.500\u2019dan 4.635\u2019e), \u0130zmir&#8217;de ise y\u00fczde 22,1 (3.223\u2019ten 3.936\u2019ya) y\u00fckseldi.<\/p>\n<h2>EYL\u00dcL AYINDA KONUTLAR HIZLI SATILDI<\/h2>\n<p>Konutlar\u0131n ne kadar kolay ya da zor sat\u0131ld\u0131\u011f\u0131n\u0131n bir di\u011fer \u00f6l\u00e7\u00fct\u00fc olan kapat\u0131lan ilan ya\u015f\u0131, pandemi d\u00f6nemi etkilerinden iyice s\u0131yr\u0131larak \u00fc\u00e7 b\u00fcy\u00fck ilde de k\u0131salmaya devam etti. \u00d6nceki aya k\u0131yasla kapat\u0131lan ilan ya\u015f\u0131 \u0130stanbul\u2019da 5,7, Ankara\u2019da 2,3, \u0130zmir\u2019de ise 3,5 g\u00fcn k\u0131salarak \u0130stanbul\u2019da 70,1, Ankara\u2019da 55,9 ve \u0130zmir\u2019de 79 g\u00fcn oldu.<\/p>\n<h2>L\u00dcKS KONUT F\u0130YATI ARTTI<\/h2>\n<p>L\u00fcks konut fiyatlar\u0131nda ge\u00e7ti\u011fimiz aylarda g\u00f6r\u00fclen y\u00fckseli\u015f Eyl\u00fcl\u2019de de devam ederek l\u00fcks konut fiyat endeksi T\u00dcFE\u2019yi 35 puan a\u015ft\u0131. Bir \u00f6nceki aya g\u00f6re l\u00fcks konut ilan fiyatlar\u0131 y\u00fczde 6,5, T\u00dcFE ise y\u00fczde 1,3 y\u00fckseldi. Ge\u00e7ti\u011fimiz y\u0131l\u0131n Eyl\u00fcl ay\u0131na g\u00f6re hem l\u00fcks hem de ucuz konut fiyatlar\u0131ndaki art\u0131\u015f h\u0131z\u0131 y\u00fckselerek Eyl\u00fcl\u2019de cari sat\u0131\u015f fiyatlar\u0131ndaki y\u0131ll\u0131k art\u0131\u015f oran\u0131 l\u00fcks konutlarda y\u00fczde 51,4, ucuz konutlarda ise y\u00fczde 32,2 oldu. B\u00f6ylece, ortalama sat\u0131l\u0131k m2 cari fiyat\u0131 l\u00fcks konutlarda 14.365 TL olurken, ucuz konutlarda 2.411 TL olarak g\u00f6r\u00fcld\u00fc. Sat\u0131lan konut say\u0131s\u0131n\u0131n toplam sat\u0131l\u0131k ilan say\u0131s\u0131na oran\u0131 Eyl\u00fcl\u2019de de artmaya devam ederek l\u00fcks konutlarda y\u00fczde 4\u2019e, ucuz konutlarda ise y\u00fczde 6\u2019ya y\u00fckseldi. Kapat\u0131lan ilan ya\u015f\u0131 ise l\u00fcks konutlarda 70,4 g\u00fcnden 72,4 g\u00fcne, ucuz konutlarda ise 63,7 g\u00fcnden 64,1 g\u00fcne y\u00fckseldi.<\/p>\n<h2>K\u0130RALAR Y\u00dcKSELMEYE DEVAM ETT\u0130<\/h2>\n<p>Eyl\u00fcl\u2019de kiral\u0131k ilan m2 fiyat\u0131 y\u0131ll\u0131k art\u0131\u015f oran\u0131 \u00fc\u00e7 b\u00fcy\u00fck ilde de y\u00fckseldi. Y\u0131ll\u0131k kira art\u0131\u015f oran\u0131 ge\u00e7en aya g\u00f6re \u0130stanbul\u2019da 7,2 puan, Ankara\u2019da 9,5 puan ve \u0130zmir\u2019de 6,6 puan artarak \u0130stanbul\u2019da y\u00fczde 57,9, Ankara\u2019da y\u00fczde 41,2 ve \u0130zmir\u2019de y\u00fczde 37,5 oldu. B\u00f6ylece 2020 Eyl\u00fcl\u2019de \u0130stanbul&#8217;da 21,1 TL, Ankara&#8217;da 11,5 TL ve \u0130zmir&#8217;de 16,7 TL olan ortalama kiral\u0131k konut ilan m2 fiyatlar\u0131, 2021 Eyl\u00fcl\u2019de bu illerde s\u0131ras\u0131yla 33,3 TL\u2019ye, 16,3 TL\u2019ye ve 22,9 TL\u2019ye y\u00fckseldi.<\/p>\n<p>&nbsp;<img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/istanbulchannel.net\/wp-content\/uploads\/2021\/10\/istanbulda-en-fazla-ve-en-az-kira-artisi-olan-ilceler-belli-oldu-3.jpg\" alt width=\"604\" height=\"599\"><\/p>\n<h2>DAHA HIZLI K\u0130RACI BULUNUYOR<\/h2>\n<p>T\u00fcrkiye genelinde kiral\u0131k konut kapat\u0131lan ilan ya\u015f\u0131 ge\u00e7en aya g\u00f6re 4,3 g\u00fcn k\u0131salarak 26,8 g\u00fcn oldu. \u00dc\u00e7 b\u00fcy\u00fck ilin verilerine bak\u0131ld\u0131\u011f\u0131nda kapat\u0131lan ilan ya\u015f\u0131 ge\u00e7en aya g\u00f6re \u0130stanbul\u2019da 3,9 g\u00fcn, Ankara\u2019da ise 4,5 g\u00fcn, \u0130zmir\u2019de ise 9,7 g\u00fcn k\u0131salarak \u0130stanbul\u2019da 22,6, Ankara\u2019da 21,2 ve \u0130zmir\u2019de 25,7 g\u00fcn oldu.<\/p>\n<h2>\u0130LAN SAYISI AZALDI<\/h2>\n<p>Kiral\u0131k konut piyasas\u0131ndaki canl\u0131l\u0131\u011f\u0131n g\u00f6stergesi olan kiralanan konut say\u0131s\u0131n\u0131n toplam kiral\u0131k ilan say\u0131s\u0131na oran\u0131 y\u00fczde 27,4\u2019ten Eyl\u00fcl ay\u0131nda y\u00fczde 29,7\u2019ye ula\u015ft\u0131. Veriler kiral\u0131k konut ilan say\u0131s\u0131n\u0131n azald\u0131\u011f\u0131n\u0131, kiralanan konut say\u0131s\u0131n\u0131n ise artt\u0131\u011f\u0131n\u0131 g\u00f6sterdi. \u00d6nceki aya g\u00f6re, kiral\u0131k ilan say\u0131s\u0131 (kiral\u0131k konut arz\u0131) y\u00fczde 3,9 (195 binden 188 bine) azald\u0131\u011f\u0131, kiralanan konut say\u0131s\u0131n\u0131n (kiral\u0131k konut talebi) ise y\u00fczde 4,2 (54 binden 56 bine) artt\u0131\u011f\u0131 g\u00f6zlemlendi. \u00dc\u00e7 b\u00fcy\u00fck il incelendi\u011finde kiralanan konut say\u0131s\u0131n\u0131n kiral\u0131k ilan say\u0131s\u0131na oran\u0131 Ankara\u2019da ve \u0130zmir\u2019de y\u00fckselirken, \u0130stanbul\u2019da d\u00fc\u015ft\u00fc\u011f\u00fc g\u00f6r\u00fcld\u00fc.
