Son dokuz ayl\u0131k d\u00f6nemde her semtte kira fiyatlar\u0131n\u0131n y\u00fczde 50 ile 80 aras\u0131nda artt\u0131\u011f\u0131n\u0131 anlatan emlak\u00e7\u0131lar, bu durumun artan yabanc\u0131 ve g\u00f6\u00e7men n\u00fcfusundan kaynakland\u0131\u011f\u0131 g\u00f6r\u00fc\u015f\u00fcnde.<\/p>\n<p>Milliyet&#8217;ten Mert \u0130nan&#8217;\u0131n haberine g\u00f6re, yabanc\u0131lar\u0131n yan\u0131 s\u0131ra, in\u015faat maliyetlerindeki art\u0131\u015f, memur tayinleri, \u00f6\u011frenci say\u0131s\u0131 ile bo\u015fanmalardaki art\u0131\u015f\u0131n da kira fiyatlar\u0131n\u0131n yan\u0131 s\u0131ra daire k\u0131tl\u0131\u011f\u0131na yol a\u00e7t\u0131\u011f\u0131na da dikkat \u00e7ekildi. G\u00f6\u00e7men istilas\u0131na u\u011frayan Fatih Ni\u015fanca Muhtar\u0131 Z\u00fcbeyir Yi\u011fitalp\u2019e b\u00f6lgedeki kira fiyatlar\u0131n\u0131 sordu\u011fumuzda, \u201cBo\u015f daire yok ki!\u201d cevab\u0131n\u0131 ald\u0131k. Yi\u011fitalp, muhtarl\u0131\u011f\u0131n oldu\u011fu Hem\u015feri Sokak\u2019tan \u00f6rnek verirken \u015funlar\u0131 s\u00f6yledi: &nbsp;\u201cKar\u015f\u0131n\u0131zda g\u00f6rd\u00fc\u011f\u00fcm\u00fcz bina 11 daireden olu\u015fuyor. \u00dc\u00e7 dairede T\u00fcrk aile, sekiz dairede ise yabanc\u0131lar ikamet ediyor. Yan bina oldu\u011fu gibi yabanc\u0131lardan olu\u015fuyor. Di\u011fer binalarda da durum ayn\u0131. Suriyeli, Afgan, \u00d6zbek, T\u00fcrkmen, Irakl\u0131lar ba\u015f\u0131 \u00e7ekse de Ortado\u011fu ve Afrika\u2019n\u0131n her b\u00f6lgesinden insan buralar\u0131 mesken tutmu\u015f durumda. Ev \u00e7\u0131ksa da fiyatlar u\u00e7mu\u015f durumda\u201d bilgisini payla\u015ft\u0131. &nbsp;<\/p>\n<p><strong>GABONLU, N\u0130JERYALI<\/strong><\/p>\n<p>Zeytinburnu Telsiz Mahallesi\u2019nde kap\u0131s\u0131n\u0131 \u00e7ald\u0131\u011f\u0131m\u0131z emlak\u00e7\u0131 M.K. de benzer serzeni\u015flerde bulunarak, \u201cHer g\u00fcn y\u00fcz ki\u015fi kiral\u0131k daire soruyor ancak kiralayaca\u011f\u0131m\u0131z daire yok denecek kadar az. Semtte dola\u015f\u0131n Gabonlu, Nijeryal\u0131, Yeni Gineli olmak \u00fczere her milletten insan g\u00f6r\u00fcrs\u00fcn\u00fcz. Telsiz Mahallesi\u2019nde 2 bin liran\u0131n alt\u0131nda daire bulman\u0131z imkans\u0131z. Fiyatlar son 8-9 ayda y\u00fczde 60 artm\u0131\u015f durumda\u201d diye konu\u015ftu. &nbsp;<\/p>\n<p>Telsiz Mahallesi Muhtar\u0131 Edanur Mente\u015f\u2019in kap\u0131s\u0131n\u0131 \u00e7ald\u0131\u011f\u0131m\u0131zda benzer cevaplar\u0131 al\u0131yoruz:<\/p>\n<p>\u201c8-10 yabanc\u0131 erkek bir araya gelip kiray\u0131 b\u00f6l\u00fc\u015f\u00fcyor. Son bir y\u0131ld\u0131r hayat\u0131mda ilk kez b\u00f6yle bir durumla kar\u015f\u0131la\u015f\u0131yorum. Ge\u00e7en g\u00fcn Mecidiyek\u00f6y\u2019de 2 bin lira ederi olan bir daireyi 2 bin 500 liradan ilana \u00e7\u0131kartt\u0131m. 15 dakika i\u00e7inde 40 ki\u015fi arad\u0131. \u0130ranl\u0131 bir aile bir y\u0131ll\u0131k pe\u015fin \u00f6nerdi ancak daireyi iki Manisal\u0131 \u00f6\u011frenciye kiralamay\u0131 uygun bulduk. Yabanc\u0131lar \u00f6zellikle de Araplar piyasay\u0131 y\u00fckseltiyorlar. Gayrettepe-Esentepe hatt\u0131nda normalde g\u00fcnl\u00fck 800 kiral\u0131k ilan\u0131 olmas\u0131 gerekirken bu say\u0131 300\u2019\u00fcn alt\u0131nda.\u201d<\/p>\n<p><strong>\u201840 YILLIK 80 METREKARE DA\u0130RE 5 B\u0130N L\u0130RAYA \u00c7IKTI\u2019<\/strong><\/p>\n<p>Be\u015fikta\u015f\u2019taki emlak\u00e7\u0131lar\u0131n kap\u0131s\u0131n\u0131 \u00e7ald\u0131\u011f\u0131m\u0131zda semtteki durumun \u00f6\u011frenci yo\u011funlu\u011fundan kaynaklad\u0131\u011f\u0131na dikkat \u00e7ektiler. Kirac\u0131lar, ya\u015fanan fiyat art\u0131\u015f\u0131n\u0131 f\u0131rsat bilerek, fahi\u015f art\u0131\u015f talebinde bulunan ev sahiplerine r\u0131za g\u00f6stermemeli. 40 y\u0131ll\u0131k, 80 metrekare evlerin fiyat\u0131 5 bin liraya \u00e7\u0131kt\u0131. Yeni binalar 8-9 bin liradan kiralan\u0131rken, eski bak\u0131ml\u0131 daireler 6-7 bin aral\u0131\u011f\u0131nda seyrediyor\u201d ifadelerini kulland\u0131.<\/p>\n<p>Aksu Emlak Fulya Han\u0131m da \u201cHi\u00e7 kiral\u0131k yok\u201d derken, \u201cBe\u015fikta\u015f \u00f6\u011frenci a\u011f\u0131rl\u0131kl\u0131 bir semt. Artan hayat pahal\u0131l\u0131\u011f\u0131n\u0131 g\u00f6r\u00fcp dairesini bo\u015faltmayan \u00e7ok ki\u015fi var. Ge\u00e7en y\u0131l 2 bin 500 liraya verdi\u011fimiz zemin veya giri\u015f katlar\u0131, \u015fimdilerde 4 bin 500 liradan kiral\u0131yoruz.
